Our client’s U.S. operations represent a significant portion of the global business. They own and operate 23 properties and have facility management contracts for 8 additional properties. This represents approximately 60% of the global portfolio, including approximately 20,000 beds. The strategic direction of the company is at a crossroads and the decision has been made to focus on developing new facilities management contracts in an effort provide students with the best housing experience in the industry, while slowing down the development of new housing projects. They require a leader to accept the challenge of leading the financial success for their U.S. operation through this time of transition. The candidate chosen for this role will be financially astute with strong business acumen who has ideally had experience working in a matrixed multi-national corporation.

SCOPE

  • Assist with Fund reporting requirements.
  • Prepare Executive and Board reports, including analysis of performance.
  • Preparation of annual three-year budget as part of the Business Plan.
  • Monthly budget vs. actual reporting.
  • Provide strategic direction to the Finance team.
  • Deliver and manage the preparation of the company’s audit functions including key liaison with compliance auditors.
  • Coordination of tax affairs for the region with the Group Tax Manager.
  • Review and manage the accounting systems and resources within budget.
  • Assist with the establishment and maintenance of suitable budgeting, forecasting, treasury, job costing, and reporting systems.
  • Efficient cash management, optimizing the cash distributed to Group.
  • Cash flow reporting incorporating operating cash requirements, capex, debt funding, equity calls and unit holder distributions.
  • Maintain debt facilities in accordance with the Financial Risk Management Policy.
  • Ensure the Fund requirements in relation to gearing are met.
  • Assist with financing and refinancing of debt.
  • Provide financial direction on acquisitions, divestments, developments and (re)financings.
  • Provide Business reviews looking forward and analysis on the performance of the existing portfolio.
  • Review Business Plans to assess adequacy of financial forecasts and compliance with project agreements.
  • Provide inputs and long-term assumptions for the Fund Model.
  • Review and provide direction on acquisitions and developments.
  • Represent Finance as part of the Transition Team for the start-up and transition of new properties into the portfolio.
  • Contribute to the preparation of Investor reports as required.
  • Present quarterly business performance updates to stakeholders.
  • Chair annual budget meetings, testing the adequacy of assumptions and ensuring the accuracy of budgets.
  • Own the U.S. Finance Department budget, and be accountable for the delivery.
  • Manage the internal control procedures of Finance team including review of existing controls to ensure compliance and adequate monitoring.
  • Provide mentoring, training and direction to U.S. Finance team.

EXPERIENCE AND EDUCATION REQUIRED

  • Minimum 10 years of experience in a senior finance role.
  • BS or MS in Finance or related degree.
  • CPA certification.
  • Financially astute, able to analyze, report and dissect all manner of financial data.
  • Strategic thinker, able to assess complex matters and provide timely, relevant succinct advice.
  • Articulate and persuasive and able to communicate financial outcomes to a broad range of stakeholder groups.
  • Excellent project management skills.
