THE ROLE

The Vice President, Engineering will be responsible for preserving and enhancing the appearance and utility of the physical assets of the company with a view toward maximizing the long-term value while controlling capital and operating expenses.

The incoming Vice President, Engineering will be an individual who can deliver projects on-time and on-budget. This person will be someone who delivers on his or her commitments and has an ability to balance short and long term goals. To build trust and confidence with the ownership, it is critical that nothing falls through the cracks. This person has a keen eye for detail and the ability to plan and execute large commercial building projects.

A problem solver and excellent communicator that understands that bad news and good need to be clearly supported by facts. The Vice President, Engineering must be prepared to address problems head on and communicate the solution promptly. The successful candidate will need to bring strong project management skills, as well as negotiation and fluency in communication to handle both large and small projects.

The ideal candidate will anticipate questions and be fully prepared with thoughtful answers regarding the buildings and projects. This person must be able to communicate effectively why decisions are made, and prove extensive market knowledge to back up project decisions. This person will be challenging the status quo, and will seek innovative and efficient process changes. The Vice President should be will be resilient and have a background in property ownership and be able to represent the owners when negotiating with vendors and contractors. LEED, Professional Engineering or other certifications are important.

SCOPE

  • Approve and coordinate the design and construction process for upcoming projects such as new building system components, tenant build outs, common area improvements and refurbishments with outside architectural firms, consultants, and overseas ownership.
  • Responsibilities will include funding approvals, installation, operation and maintenance of all building systems as well as high-end interior and building shell projects.
  • Enhance the corporate design of the existing portfolio and provide efficient and creative design solutions.
  • Manage architects and consultants for technical due diligence.
  • Manage project costs and schedule for on-time completion that is within or under budget.
  • Work with the existing building management teams to establish and maintain high-quality building systems and the aesthetic appearance of the portfolio.
  • Oversee and review all presentations, design work, shop drawings, specification reviews, construction and project close-out. Coordinate approvals as required with overseas ownership.
  • Review and approve annual building staffing and operations budgets.
  • Review and approve service contracts related to building operations and maintenance.
  • Plan, organize and communicate architectural and building systems activities to the Board.
  • Assure company designs meet professional standards.
  • Support building managers with shop drawing reviews, specification reviews, signage reviews and draw requests for Tenant Improvements.
  • Support all green and energy saving initiatives.
  • Develop and maintain corporate standards documentation across the portfolio.

SPECIFIC ACTIVITIES OR ABILITIES

  • Knowledge and ability to develop and manage project soft and hard costs, including consultant and construction budgets.
  • Ability to review plans, specifications, shop drawings, material samples and provide direction and comments to the project team.
  • Track record of completing projects on time and within budget.
  • Ability to multi-task and manage several projects simultaneously.
  • Ability to review and analyze building staffing and operational budgets.
  • Familiar with project accounting and year-end tax requirements.

EDUCATION AND EXPERIENCE

  • Significant experience as a member of an owner’s real estate team.
  • Experience and knowledge of architectural, civil, structural, mechanical, electrical, plumbing, fire protection, and low voltage systems for high-rise construction and operations.
  • B.S degree in Civil, MEP Engineering or related field. MBA preferred.
  • Licensed Professional Engineer or other licensure strongly preferred.
  • Minimum 10-15 years’ experience in project related or operations of high-rise commercial buildings.
  • Experience and knowledge of construction, engineering, procurement, industry standards and other project related activities.
  • Experience and knowledge of vendor/contractor service contracts for building operations.

COMPENSATION

Remuneration for this position will be competitive for positions of this level to include base salary, annual bonus for performance, and a comprehensive package of benefits.
